Investment Real Estate: Our firm regularly represents real estate investors. In addition to traditional real estate acquisition, financing and sales, our clients are involved in Sheriff’s sales, purchase of notes and mortgages, deed-in-lieu of foreclosure transactions and sale-leaseback transactions. We have the expertise and resources to handle these transactions from start to finish in a cost-effective manner. Our attorneys, paralegals and staff have particular expertise in resolving complex real estate title issues.

Commercial Acquisitions and Sales: Our firm represents investors in the acquisition and sale of commercial, office, warehouse and industrial properties, as well as multi-family properties, including the negotiation of purchase and sale agreements, due diligence investigations, title issues, purchase money and institutional mortgage financing and closings.

Commercial Leasing: We have experience in all facets of commercial leasing, including preparation, negotiation and review of leases and subleases of office, industrial, retail and warehouse space, as well as rooftop antenna leases and commercial brokerage agreements. We also handle commercial and residential landlord tenant matters.

Condominiums and Cooperatives: David Kessler & Associates represents condominium associations, cooperatives and their boards, as well as shareholders, unit owners, sponsors and managing agents. Our services encompass all phases of condominium and cooperative practice, from initial formation to providing counseling to associations for resolution of everyday legal and business issues, including collection of maintenance arrears. We handle conversions to condominium and cooperative form of ownership, construction issues, sale and financing, individual unit sales and refinancing of cooperative properties. Real Estate Tax Appeals: We are active in contesting real estate assessments and valuations. With property values falling, many of our clients are finding that their municipal property tax assessments exceed the value of their properties. We have prosecuted numerous commercial and residential property tax appeals, realizing significant savings for our clients.

Residential Closings: We represent individuals and investors in the purchase, sale and refinancing of residential properties, including Sheriff’s sales, REOs and short sales. Our services include review of contract terms, financing and inspection reports, title review and closing.
